A Development Application, commonly referred to as a DA, is a formal submission to local council seeking approval to undertake building or development works. It is a critical regulatory step in many Australian construction projects.

The DA process assesses whether a proposed development complies with local planning controls, zoning regulations, environmental constraints, heritage requirements, and community impact considerations.

A typical DA submission includes architectural drawings, a site analysis, planning reports, shadow diagrams, stormwater management plans, landscaping proposals, and sometimes traffic or acoustic assessments. The documentation must clearly demonstrate how the project meets council guidelines.

Council may place conditions on approval, require amendments, or request additional information before granting consent. The assessment timeframe varies depending on complexity and council workload.

Once approved, the DA establishes the planning permission for the project. However, additional approvals such as a Construction Certificate may still be required before building work can commence.
