A Construction Certificate is the formal approval that allows building work to commence following Development Approval. It confirms that the detailed construction documentation complies with the National Construction Code and the conditions of the approved DA.
The certificate can be issued by a private certifier or the local council. It involves a thorough review of structural engineering plans, architectural documentation, specifications, fire safety measures, and compliance with building regulations.
Unlike the DA, which focuses on planning matters, the Construction Certificate focuses on technical compliance and building standards.
Before work begins, the principal certifier must also be appointed. During construction, mandatory inspections are carried out at critical stages such as footing excavation, slab reinforcement, framing, waterproofing, and final completion.
